What a Full Time Tune-Up Actually Covers
A lot of companies use 'tune-up' to mean a filter swap and a visual look-around. That's not what we do. Our inspection covers the parts that actually fail: heat exchanger integrity, ignitor condition, flue draft, refrigerant pressure, blower motor performance, capacitor readings, and thermostat calibration. We clean the components that collect buildup over a season, including the evaporator coil, burner assembly, and drain lines. If we find something that needs attention, we'll show you what it is and give you an honest read on whether it's urgent or something to watch. We won't recommend a furnace replacement when a $40 part fixes the problem.

The furnace tune-up is a flat $105, and the AC tune-up is the same flat $105. That one price covers the full inspection, cleaning, and testing scope, and it doesn't change based on brand or age. On a furnace visit, the $105 covers:
- Thermostat and controls, air filter and blower
- Ignition and burners, plus the heat exchanger
- Gas supply and venting, condensate drainage
- Electrical and safety controls, plus operating readings like temperature rise and a carbon monoxide check
It's an inspection, cleaning, and testing visit, not a parts-replacement visit. If the technician finds a part that needs repair or replacement, a failing capacitor or a cracked heat exchanger, for example, that work is priced and explained separately, and nothing beyond the tune-up happens without your approval. Our technicians aren't paid on commission, so there's no built-in reason to find work that isn't there. When to Schedule: Fall Furnace or Spring AC
The right time for a furnace tune-up is September or October, before you actually need the heat. The right time for an AC check-up is April or May, before the first real hot stretch. That's when we have more scheduling flexibility and you have more time to get a part ordered if something needs fixing. Waiting until December to find out your ignitor is worn means you're calling for emergency HVAC repair when every other furnace in the metro is also breaking down. Book ahead and you won't be in that line. If you've missed the ideal window, schedule anyway. A late tune-up is still better than none.

The inspection itself takes 45 minutes to an hour for a typical single-system home. What does an HVAC inspection actually check? +
A proper HVAC inspection covers ignitor condition, heat exchanger integrity, flue draft, refrigerant pressure, blower motor amp draw, capacitor readings, coil cleanliness, drain line condition, thermostat calibration, and filter status. Some companies call a filter change a 'tune-up.' We don't. If we're not running through the electrical and mechanical components with test equipment, it's not a real inspection.
Can a tune-up extend the life of my furnace or AC? +
Yes, in a concrete and measurable way. Dirty coils and low refrigerant force your AC's compressor to work harder and run hotter, which shortens its service life. A weak capacitor puts stress on the motor every time the system starts. Catching and correcting those conditions each year adds years to the equipment. Most HVAC systems that get regular maintenance reach 15 to 20 years. Systems that don't often need replacement at 10 to 12.
Will the technician try to sell me something during the tune-up? +
